⚑ Read first

The Karnataka Rent (Amendment) Act, 2025 (Governor's assent 7 Jan 2026, in force) is the single biggest change: residential security deposit capped at 2 months, e-stamping mandatory (physical stamp paper invalid since 1 Jul 2025), and digital registration on Kaveri 2.0 now expected (₹5,000 penalty for skipping). Enforcement is uneven, so the deposit is still the #1 negotiation, but the 2-month cap is now your lever.

Where to base a Ford assignee: Base a 560076 assignee on the Bannerghatta Road corridor itself, JP Nagar, Arekere/Hulimavu, or BTM Layout: shortest commute (no Silk Board), deepest family-grade gated stock (Prestige Park Square, L&T South City, Mantri, Sobha), and the best Cauvery-water odds. Use HSR only for a lifestyle-over-commute family, and Electronic City only if work or schooling pulls south on Hosur Road.

Security deposit
Legal cap now 2 months (2025 Act). Reality: gated/professional stock lands 2–4 months; older standalone markets still ask 6–10. Practical corporate landing zone 3–6 months, with the 2-month cap as your lever. The single biggest negotiation.
Lease term
Standard 11 months (12+ triggers compulsory registration). The 2025 Act now pushes Kaveri 2.0 digital registration even for short leases, so treat registration as the new default.
E-stamp, not stamp paper
Agreements run on e-stamp (physical stamp paper invalid since 1 Jul 2025), via the Kaveri / Kaveri 2.0 portal, SHCIL or authorised banks. Stamp duty on an 11-month lease is small (≈₹200, or 1% capped low).
Brokerage
Typically ~1 month's rent; some corporate-channel deals waive or split. Negotiable.
Annual escalation
Commonly 5% per year (range 5–10%), written into the agreement. Push to cap at 5%, renewal-only.
Maintenance / CAM
Gated communities ₹2.5–5 per sq ft/month (a 1,200 sq ft 2BHK ≈ ₹3,000–6,000); some bill a flat ₹3,000–8,000. Confirm if rent quoted is plus maintenance.
Notice & lock-in
Notice typically 1–2 months either side; lock-in of 3–6 months common in newer/corporate leases.
Utilities stay with the owner
BESCOM (power) and BWSSB (water) accounts stay in the landlord's name, not transferred to the tenant; the connection is tied to ownership. Tenant pays usage against the meter. Photograph readings at move-in.

Power, water, gas & internet, step by step

Who the account sits with, what it costs, the friction points, and the providers.

Electricity, BESCOM
Account stays in the owner's name. At move-in get the RR number + latest paid bill and photograph the meter. Pay monthly online (bescom.org / app / BESCOM Mitra / UPI on the RR number). A bill-name update needs the owner's NOC + agreement + ID + undertaking (1–3 weeks) and is rarely worth doing for an 11-month let. New connections (owner cases): ~1–4 weeks.
Water, BWSSB & tanker
Cauvery (BWSSB piped) is the gold standard, best in Jayanagar, much of JP Nagar, inner BG Road. Outer south (Gottigere, Begur, E-City, outer HSR) is borewell + tanker. Tanker is ₹700–800 normally, spiking to ₹1,500–1,800 in the Feb–May peak. Always ask the source and, for borewell buildings, the summer tanker frequency and who pays. Prefer Cauvery or large dual-source communities.
Cooking gas, LPG
New connection ₹2,200–3,500 (regulator + cylinder deposit + first refill). The 11-month e-stamp agreement works as address proof. An inter-city transfer is slower (surrender → NOC → re-apply) than a fresh local connection, so for assignees a new local connection is usually faster (~3–10 days). Indane / Bharat / HP.
Piped gas, PNG
South Bengaluru is overwhelmingly cylinder-LPG. PNG (AGP / GAIL) exists only in select newer gated townships, coverage limited and patchy. Do not assume PNG, confirm per building; default to LPG.
Internet / broadband
ACT Fibernet (most popular, up to 1 Gbps, ₹700–1,500/mo), JioFiber (₹399 / ₹699 / ₹1,299 / ₹3,999 tiers + OTT), Airtel Xstream (unlimited + 20 OTT apps), plus Hathway/BSNL. Install ~1–4 days. Many gated communities have a preferred-ISP tie-up, ask the community office first.

Admission cycle opens roughly Nov–Dec for the next year; mid-year is seat-dependent and popular grades waitlist. Match school commute against office commute.

The recurring issues & how we handle them

The situations that come up on every move, and the consultant move.

Deposit negotiation
Lead with the 2-month legal cap; put the company on the agreement as a stability signal; offer a longer/locked-in term for a lower deposit. Target 3–6 months in standalone markets, push to 2–3 in compliant gated stock. Get refund terms and any painting clause in writing.
E-stamp vs registration
11-month leases are e-stamped (cheap), not registered; 12-month+ must be registered on Kaveri 2.0. Given the 2025 Act, register short agreements on Kaveri 2.0 anyway to avoid the ₹5,000 penalty and make the lease enforceable.
Utilities stay in the owner's name
Don't promise a transfer. Collect the latest BESCOM & BWSSB bills, photograph meter readings at move-in, and add a clause that the tenant pays actual consumption only. Repeat the photo at move-out to kill disputes.
Traffic-driven home choice
Counsel by commute, not prestige. For a 560076 office, steer away from anything across Silk Board (HSR, E-City) unless schooling forces it. Show a peak-hour drive test, not a midday one.
Tanker-water summers
Interrogate the water source before signing; for borewell buildings get the summer tanker frequency and cost (₹1,500–1,800/tanker Feb–May). Prefer Cauvery or large dual-source communities.
Police verification
Tenant police verification is expected; collect ID/photos and file via the local station / Karnataka police e-services. Many gated communities require it before move-in.
Broker / scam hygiene
Warn against token-advance scams, fake/duplicate listings and owner-direct advance demands before viewing. Pay brokerage only on a verified, signed deal; verify the owner against the property documents.
